Wonderful feeling when receive first deposit from my first tenant

It has been long break since my last entry. This is due to workload, flood season in Pahang and problems with my phone as it is not able to charge at all.
Although still have a lot of work to be done for the house since I still haven't receive the key and not yet start renovation process. Thankfully, my phone were able to be repaired in Johor. I was just in time to be able to settle the process of receiving first tenant to my house just in time as she was a bout to be away to US for her work. And today, I receive the deposit for the rent from her despite no key and no renovation 😊 It is really feel like a miracle. Plus, it was the best birthday gift ever for me 😍 Worth all the hardship coming back and forth to JB every month from Pahang to settle matter for the house.
I have been advertising the room of my house in Pulai Hijauan for rent since Nov 2014 in Mudah.com. Since then, I have receive various calls even from male although I have clearly advertise the room for female tenant only πŸ˜”And I receive deposit from first tenant after 2 months advertising. Feel really fortunate to start doing the advertisement earlier without waiting for the handover of the house key.
Hopefully I would be able to get tenancy full for the house soon and the renovation work to finish fast. My tenant really satisfy and love the house especially the room that she book. She didn't even asked for rent reduction price😍. Plus, she was envious of me for being able to have such a beautiful and big house. Well, I only manage to have the house with helps and advise from a very good mentor. Plus, the knowledge to keep on window shopping for houses also contributes to a good house selection.
Till then, have a good weekend ahead.

Good shoes for rainy season

It has been 3 days in a row, raining steadily in Pahang since I'm back in 19 Dec 2014 up till today, 23 Dec 2014. The hardest part is going out, especially going to the faculty since the best method is walking. As the rain here also comes with heavy wind. Which makes my folded umbrella turn inside out when it was used yesterday.
There are also accident near roundabout after guard post UMP. Me and my room-mate did notice the broken street light lamp near Manufacturing Faculty. The accident occurred yesterday morning.
The water level already rise every where in Pahang, including in UMP Pekan.
Below is the picture taken on evening of 22 Dec 2014 when me and my room-mate were heading out to the faculty.
The middle picture of the roundabout

The left view

The right view, near the Canselori UMP Pekan building
Well, we do think that we could have kayak race at the roundabout:D
During this rainy season, people tend to use slippers when they go out to faculty, cafe and etc. It is not a good view to see especially when they go to office such way. I do notice few girls using rubber shoes like crocs and etc. However, that is not enough protection for their feet from getting wet since the shoes is only ankle high. Plus, normally they won't use socks during this time since it will only get wet. Therefore, their feet getting blistered due to such condition. Saw one of student in faculty here who sat in the stairs for more than one hour. My friend did ask her why she sat there for a long time. Then, she said that her feet were blistered and she have to stay put since it does pain a lot. That is why I do think the need of boots like the yellow one that Pua Chu Kang used in the sitcom.
The signature Pua Chu Kang boots
Why I want those kind of yellow boots? The boots where high near to knee. Therefore, it also helps to cover the bottom of your pants from getting wet. Plus, it helps to keep your feet dry. More, you look presentably neat. That is what we want in this rainy season!
One blogger, Calvin also mention on having a boots for him to go for his lecture during winter season in Japan. The entry for boots of his blog : PCK Shopping.
I have goggled for those kind of boots. Well, it happens that those boots didn't come cheap. Most of them were priced from RM 100 and above. There is no such boots as cheaper than RM 100. Even for Crocs, their boots price were RM 250 and only available in one colour only. Could the link here to go to the Crocs rain boot page.
Fortunately, I did stumble on few website that did sell boots that within my budget range. And I just receive my new boots yesterday :x Have tried it out yesterday in the room. It was cosy and warm. Plus, it can be used for formal occasion since I choose black colour. No need to use yellow one like Pua Chu Kang :D With that, I could use the boots when going to the office without need to bring a spare formal shoes to change. Less of item to bring when you are going out. Plus, I would have a presentable look all the time. Will give the review on my new boots in the next entry.
Till then, bye.

VCO (Virgin Coconut Oil) as moisturiser replacement

My room-mate happens to finish her moisturiser. I suggested her to try the smallest bottle of 30 ml VCO that I am currently using since she did say she have no budget to buy the new one of hers. She pay RM 10 for the 30 ml bottle and start using it at night. She was happy to have alternative for her moisturiser and it works. She did even say that one scratch on her skin improves from being scar after she put VCO on it (she have quite sensitive skin). She did mentioned that her "telekung" did smell nice as the trace of VCO still lingers even after yesterday usage. Glad to hear improvement from her 😘.

Experience being hit on by a technical but poetic one

This happen last week when me and my room-mate were going for a short course that being held for 2 days in UMP Gambang. We went there by carpooling with one friend. This friend have feelings towards me. Each time on the going back trip, he will keep on trying to woes me.
On the second day, he wooed me with quotes from old poetry. The sentences that he used: "Ku gagal menyelami hati dan perasaan mu. Lantas kau tolak cintaku. Suatu hari nanti, kau akan tahu juga siapa diri ku".
I was shocked with the sentences and fall into deep, mute laughter in the midst of controlling myself πŸ˜. My room-mate did manage to control herself well. Fortunately we are almost at the drop off place at that time. After we bid him goodbye, we immediately laugh our heart off=)) It was unbelievable and clear cut flirt. Well enough to say. And he did score a point for being bold and transparent with his feelings towards me:>
Still, in the midst of his flirt he did praise me for keeping my well groomed attire, with pleasant make up on my maintain youthful face using Virgin Coconut Oil (VCO):x
Thinking at the positive side, this would means my method of maintaining my appearance would be correct (or not being too overwhelming or intimidating). If not, then that guy would not try too much to woo me openly in front of my room-mate (whom he just meet that day). So, if you happen to experience what I do, look at the bright side first. It would have a reason for everything. We just just need to see the bigger picture of it😊.

Till next entry, bye

Affordable Property Investment Seminar

I was one of the speaker for the event for that day. Last year also I have to be one of the speaker. But this year even better as I have time to prepare my own slide. Although the slide was only checked on the day of the event, just before my time slot. Fortunately I have been trained to perform at my best in add-hoc basisπŸ˜‰

Me as one of the speaker in the event

One of my girlfriend (tenant to my lecturer's shop) do come for the event. She also asking the same question to me as what my other girlfriend asked. That is how for someone like me who previously works as Research Assistant where the nett salary less than RM 2K manage to buy a cluster house size 34'x70'. Well, the answer to that question already being revealed in the event on 8 Nov 2014. If any of you wanted to know, then do come to our next event.
I just happen to know that girlfriend who is also a VCO user, already in fifties!! She looks more like in forties. It was really surprising. Well in a way, it does prove that consistent usage of VCO really helps to maintain your youthful looks regardless 10 years younger than your actual age :x

No matter how busy I am on the event, I would always ensure to remove my make up with VCO before prayer and then put back my make up on. Although many of my friend say that process takes a lot of time and effort, I always discipline myself to do so in order to maintain my skin condition and to have fresh look on my face. Well, looking great will make you feel great  Furthermore when I need to present as one of the speaker on that day:x

Not much picture of me as I am too busy updating my slide for the event. This year, the flow were better as the rest of the AJK already have experience handling last year event. Congrats to all of AJK =D>

Last night, I get one call asking on the room that I have advertised in mudah.com = Rooms at Pulai Hijauan. She just check if the smallest room have its own toilet. She even wanted to move in by tomorrow if possible without even negotiating the price after knowing the room has its own toilet. Wow, I was stunned for a while:-O I do explain to her that I am still waiting for the key to the house which will be awarded to me next month. This shows the demand for rental is there although I do put high price. I do feel grateful knowing from developer that I will get my house key next month. As nowadays my current house-mate have to park blocking the gate when they park outside of the current rental house since the space there already occupied by others. Not enough although have exclude my car since I left it in UMP.
I was lucky to have a good mentor who endlessly guide me through the process getting my own house. Although the mentoring service doesn't comes cheap and I have to barter trade with my skills since I have not much money to pay for such mentoring service. It does feel the hardship that I have gone through paid off when I look at the completed house.

Details on the seminar by my mentor can be found in this link http://surexperience.blogspot.my/2014/11/successful-personal-finance-management.html

Rooms for rent in Pulai Hijauan

I went to see my house yesterday in Pulai Hijauan with two of my girlfriends. The first question that one of them asked me "How do you manage to buy such big house?" since she know my previous working position. Well, that will only be reveal to her or any of you in the property event that I help to organize this weekend. Then, she asked permission from me to snap picture of my house to send to her sister. She say that her sister works as manager but unable to buy house worth RM 700,000.00 in Shah Alam although her sister salary is more than RM 4,000.00 per month. Saying that her sister only entitled loan as much as RM 500,000.00 only after check with bank. That is why she was surprised for someone like me able to buy a gated guarded house with land size of 35"x70" in Johor Bahru. At that moment, my house were sold starting price RM 430,376.00. Can refer to the website for Bellis - Phase 2 Parcel 1.
The price for Cluster type Bellis that I bought in June 2013

Without determination, knowledge, good guidance and detailed calculation basically people like me won't be able to buy such big house. All thanks to my mentor who guide me endlessly for this huge and profiting investment $_$

Trip to 1 Malaysia Shop in Pramu, Pahang

Dear readers,

Sorry for the long pause of blog entry. Have a lot in hands at this moment. Plus, my so called gadget were a bit out-of-tune at this moment.
In the long pause, I just notice that my skin looks awful after make up mode session on night of 25 Oct 2014.
Make up testing session

Since I am currently wear minimum make up daily as I am focusing on the initial research works. Part that I notice: pores on my right cheek and the bridge of my nose. Result of trouble shooting; for cheek: less ex-foliating, less usage of blackhead remover. For pores, lack usage of pore tightener. Seems like I need to do pore tightener session for my face next week in JB. My skin still not adjusted to the dry weather near sea in UMP Pekan campus.

I happen to stumble on my portable humidifier and started to use it since 25 Oct 2014 onwards. Wow, the amount of water that being disperse were a lot. I do feel a lot better when waking up in the morning without the dry taste on my throat. Both me and my room-mate did notice our room become colder although the sun were blazing hot outside during daytime. My room-mate do want the humidifier to put in her house at her home town. Customer for me ^_^
My portable humidifier were usb powered. It have 2 mode, yellow for 3 hours and blue for 6 hours operation time. I love the design as I am able to put it in any type of container such as glass, tupperware and etc. Previously, I use it beside me in air-conditioned lab environment to ensure I have sufficient moist environment for my skin ^_^

With light off on top of the humidifier. Functioning in blue light mode

On 26 Oct 2014, both me and my roomate planned to check places to buy fish in Kuala Pahang (we found that the fish were half cheaper in the wet market in Pekan than in Kuala Pahang on 29 Oct 2014). I put on some make up since it has been long for me doing so.
Fresh morning face with make up

Both of us ready to travel in the morning

Therefore, we started our journey by 8 am in the morning. We have our breakfast in Kedai Mat Nor in Kuala Pahang. The roti canai there were soft, not greasy and and thick. The coffee also were just nice for our taste.

Then we proceed to go to 1 Malaysia Shop. On the way, we go have a look on few housing development in the nearby area. At the same time, I do guide my room-mate alternative route to go to the main road as she experience road congestion on 25 Oct 2014 due to celebration of Sultan's Pahang birthday. We discover apartment icam (International College of Automotive), beside DRB-Hicom factory in Pramu, Pahang on our quest using the alternative road.

Upclose icam apartment

Entrance of icam

icam campus on the opposite side of the road
The design of the apartment were nice and fully utilised the land size. I would give bonus mark on the location as it is near main road and other facilities. That is the correct example on good utilisation of land and money for development. Wish to have such accommodation reflected in UMP Pekan campus. Then, student would not face difficulties such as need to have transport to go to classes and going out to town.

Me and my housemate found it is funny when we finally arrived at 1 Malaysia Shop as it is located in the middle of housing area.
Happy after finally get to destination = 1 Malaysia shop in Pramu, Pahang

Still, the shop there have more items than the one in Kuala Lipis, Pahang commented my room-mate.

After that, we continue our journey to Pekan. Since my mind have been set pre-default to fill my tank at Shell only on my way back to UMP Pekan campus. Which makes me always unable to see that I could actually fill in Shell on the way to 1 Malaysia Shop. In a good way, we did went to the wet market and I get to buy 1 kg of fresh passion fruit.

Passion fruits weight 1 kg

The fresh looking stem

And when I google on ways to cultivate passion fruit, seems like it is easy to do. I am saving some of them to plant them in JB.

After filling up my tanks around 11 am, we drop by to the Air Leleh Beach. However, we are unable to have a picnic there since the renovation of the facilities still in progress. Once the renovation complete, we will have good place to have picnic in the weekend ^_^

Hope you will enjoy reading my entry. Till then, bye.

Why grooming is essential?

First and foremost, I have to apologize for the inconvenience in shifting my blog. As I am unable to allow advertisement in the previous blog template.

For this entry, I would like to focus on grooming. What is grooming? Well, I would like to take the first definition, bullet number 3 = give a neat and tidy appearance to (someone).

People have various ways to leave their first impression. It is normal for people to favour someone who is well groom. Since, it shows their effort.

Certain people, they would not mind to spend much for grooming such as going for pedicure, facial and etc.
Since I am a person who always on a tight budget (as I have commitment on bigger things), I tend to personally groom myself.
The definition of personal groom would focus on your outer appearance and attire.
Meaning, all the shown part of your body like face, hair, body, nails and dressing.

As for face, you should make sure to have healthy glowing skin. Therefore, not only you need to take care of your food intake. You also need to make sure to have enough sleep. In order to ensure my skin smooth, I use VCO (Virgin Coconut Oil) on my face, hands and feet each time after bath in the morning and night before sleep. I normally put some light make up to have a fresh looking face in the morning. That what I normally do every morning of late stay back the night before. In order to perk up my moods and be alert on the next day ^_^ For good psychology mindset for me. I do ensure to clean up my face from make up each time before prayer and put on my make up after. I love my fresh looking face since it makes me look healthy ^_^

Since I am wearing hijab, I normally choose simple type to wear on fast dressing up day. Still, I need to take care of my hair before putting on the hijab. I would make sure to dry my hair using my ionic hair dryer. And put VCO to smooth the dry hair. Well, VCO did do good job as it also helps to nourish my hair and scalp.

For body, you will need to make sure to clean thoroughly during your bath. I love to use glove to scrub my body daily. And once a week to scrub off using body scrub. Need to make sure to tune down your body odour. For this, I need to watch my food intake as certain food will make me smell awful. Normally, using a spray of perfume would be enough for me. Well, sometimes I do only use body mist when I have rashes after using perfume. Not easy being me #_#

I always ensure to have short, trimmed nails. I also put VCO on my nails to be used as cuticle softener and to prevent nail disease such as ingrowing toenails. Ingrowing toenails normally happen for to the nails on the feet.

As for dressing, I normally wear semi formal clothes that could go for formal and also casual. Since I have low budget for my attire, I will mix and match what I have. Well, it does create different look for each mix match. Good for your creativity by exploring the option that you could have. It has become a habit to dress up semi formal as because my previous jobs sometimes required me to be involved in a formal meeting. Well, as an Engineer I do prefer to be safe than sorry. That is why I have to be prepared all the time. Plus, I want to make fully dress as a habit since I do target to work in private sector later on. Practice makes perfect.

Have a good day for you. And all the best in putting on some make up tomorrow morning ^_^

Virgin Coconut Oil as my Beauty Essential

I would like to share my experience in using Virgin Coconut Oil (VCO). I have start using it consistently as make up remover from Feb 2014, and ever since that no more other make up remover for me. I will use short term VCO in my explanation onward.
There are plenty of usage for VCO. Such as:
  1. Make up remover
  2. Body detox for glow from within
  3. Skin moisturiser. Especially when having dry skin condition
  4. Hair moisteriser
  5. First aid for cuts or wound
  6. Massage oil as it helps to nourish the skin during the process
  7. Chapped lips
  8. Sunscreen. It have SPF of 4
What make me decide to try VCO?
  • Since coconut is easily found in any part of Malaysia. And after digging information from various sources of research, forum and blog. I did found justification and testimonial on the good effect using the VCO as make up remover.
a) Weakness of existing manufactured make up remover
  • Dries skin.
  • Irritate eyes. Especially when removing eye-liner, mascara.
  • Consisting plenty of active ingredient that could give long term impact after using them consistently for a long time.
b) Cost
  • For other type of make remover, good one may cost much. Have to consistently look for offer if want to save a lot when buy it. Sometimes, need to use more than instructed in the label. Example, I have use Biore Aqua Jelly Makeup Remover of 230 ml, price RM 30 before offer (if I was not mistaken). It was good make up remover, but harsh to my eyes.
c) Time/ ease of use / simpler/ less hassle
What make you stick to VCO?
  • Multi purpose usage. While VCO being used as make up remover, it also helps to nourish skin, preventing it from drying.
  • Efficient in removing waterproof make up such as mascara, eyeliner. Bonus, not irritating eyes.
  • For someone who travel a lot and sleep in air condition area, VCO is the best to bring along the journey. It helps to soothes my skin that dries too much during haze in Malaysia last Oct 2014. It also works as good make up remover. And works as good moisturiser that makes me skips my toner and moisturising cream after cleansing. I also use it as replacement to night cream when travel. And it keeps my face looking fresh in the morning. It also helps to nourish my hair and scalp after drying my hair. Basically, VCO is all in one product/essential product that you could bring when you travel, provided if you want to be fresh and beautiful all the time ^_^   This is me, before and after using VCO. With make up and not. The difference is tremendous as people who not often see me, would ask what I do use once see me back since April 2014. I start using VCO as make up remover since 8 Feb 2014, daily. On-off consumption since I’m travelling. Still, the improvement were tremendous.
d) From health perspective, hygiene
  • VCO helps to detox your body if you take 15 ml daily, every morning. What I do, I put 15 ml in my milk where I shake them in my shaker for easy consumption ^_^ my throat still unable to take VCO directly although they smell as good as coconut candy #_# – need to use the VCO daily until it finish as I have experience leaving a small portion untouched for 1 week. And the smell turn bad (no more coconut candy smell) once I reach it out last night to finish it off. Still usable for face, but no-no for consumption. ~ Sigh~ Such a waste. But a good experience for me who are still in learning process.
e) Cost
  • Small bottle of 30 ml worth RM 20.
  • Largest bottle of 100 ml worth RM 45.
f) Availability
  • You can buy this from me. Postage will be RM 9 per 30 ml (done it last May 2014). Not sure for the postage cost for 100 ml bottle @_@
g) Easy to carry
  • The 30 ml bottle is easy to carry and I do bring it all the time for emergency.
~ Promote my grooming class : I have plan to held my grooming class soon, this year. Stay tuned for it ^_^

Stay beautiful during Ramadhan and Hari Raya Aidil Fitri

Hi,
It has been a long holiday in Malaysia due to Hari Raya Aidil Fitri that being celebrated on 28 July 2014.
As I am being absent minded due to fatigue, I’ve accidentally left my dear gadget home alone in JB and unable to post new entry. Sorry for that.
Hari Raya Aidil Fitri is a celebration that marks the end of the fasting month, Ramadhan. Muslim’s will wear new clothes. And woman especially, will wear make up to match up their colourful clothes.
Still, can wear make up but need to remember to remove them properly using VCO (Virgin Coconut Oil) as I have mentioned earlier in my previous blog.
As you could see in the picture below, my skin is in very good condition and it did glow in the picture during morning of Hari Raya Aidil Fitri (I am 2nd from left.Promoting myself ^_^ and hope you could see it). Coincidently, my colour attire match my one and only sister ^_^ (also 2nd girl, from right).
